How it works

A simple routine that holds up week after week.

The retainer is built for agents who list often. You send what you have; finished, checked files come back in the sizes you need.

  1. I

    Request

Send the listing, the photographs and anything you already know you want. A short form or an email is enough. If it is a new listing, we ask a few questions about the property and the seller's wishes.

  2. II

    Design

We lay out the pieces in your house style, inside your brokerage's templates where they exist. Copy is drafted from what you have given us and marked where we need you to confirm a fact.

  3. III

    Compliance check

Before anything reaches you, each piece is checked against a written list: brokerage identification, your licensed name, Fair Housing language, image rights and your brokerage's own standards.

  4. IV

    Delivered

You receive finished files in every size you need, named so you can find them later. You approve, your managing broker approves where your office requires it, and you publish.

The check, in writing

What every piece is checked for.

  • Sponsoring brokerage name present, and sized in a way Illinois rules accept relative to your name or team name
  • Your name as licensed, and a team name that follows Illinois rules on misleading terms
  • For online and social pieces, the brokerage office location or a link to it
  • Fair Housing review of copy and imagery for anything that signals a preference
  • Equal Housing Opportunity logo or statement where your brokerage requires it
  • Photographs and floor plans used within the rights you hold and your MLS's rules
  • Your brokerage's own brand and co-branding standards

This is a design check, not legal review. It helps you send cleaner work to your managing broker; it does not replace them.

Questions

Who is this for?

Licensed agents and teams in Chicago and the suburbs who list regularly and want their marketing handled by one designer, consistently, without managing a freelancer for every piece.

How is pricing set?

The retainer is a flat monthly fee per agent. We share it on a short call once we understand your volume and what you need, so the quote fits how you actually work.

Do you replace my managing broker's review?

No. We design to the rules and check every piece against a written list, but final responsibility for advertising stays with you and your sponsoring brokerage. If your office requires approval, that step remains.

Can you work inside my brokerage's templates?

Yes. Where your brokerage provides templates or brand standards, we work within them. Where it does not, we build you a house style that sits alongside the brokerage identity.

Who owns the files?

You do. Finished files are delivered to you and are yours to use for the listings and purposes they were made for.

Do you take photographs or print?

No. We work from your photographer's images and deliver print-ready files to the printer or sign vendor you choose.
