Marketing design for Chicago agents
A city market measured block by block, where a Gold Coast co-op and a Bucktown new build are sold to completely different readers.
The market
Chicago is really dozens of markets. The lakefront towers of Streeterville and the Gold Coast, the brownstones and greystones of Lincoln Park and Old Town, the converted lofts of the West Loop and River North, and the newer single-family homes going up on standard city lots in Bucktown, Roscoe Village and North Center. Each draws a buyer who reads marketing differently.
Condominium and co-op listings make up a large share of the high end downtown and along the lake. Those listings are often sold as much on the building as the unit: the doorman, the amenity floor, the view line, the parking. Single-family homes in the neighborhoods are sold on the lot, the finishes and the walk to everything.
What sells here
- High-rise condominiums and full-floor residences
- Vintage co-ops along the lakefront
- Greystones, brownstones and Victorian row homes
- New construction single-family on city lots
- Loft conversions and boutique buildings
What the marketing has to do
- Building-forward layouts for condo listings that give the amenities and the view their own page.
- Lobby and window card artwork that respects each building's posting rules, which vary widely.
- Neighborhood pages in brochures and property books written from fact, not adjectives.
