Listing flyers

A single page that has to carry the whole property: the right photograph, the facts a buyer scans for, and your brokerage identification set the way your office expects.

Fig.Greystone two-flat, elevation study

A flyer is the piece most likely to be picked up at a showing and least likely to get careful attention when it is made in a hurry. We treat it as a small editorial layout. One lead image chosen for how it reads at hand size, a short headline that describes rather than shouts, and the details set in a clear hierarchy so the price, beds, baths and square footage sit where the eye expects them.

Every flyer is built in two versions from the same file: a print-ready PDF with bleed for your printer or office, and a lightweight version for email and text. If your brokerage provides templates, we work inside them. If it does not, we build you a house style that stays consistent from one listing to the next.

Copy is drafted from your listing details and the remarks you approve. We keep it factual and specific, and we flag anything that reads as a preference for a type of buyer so you can decide before it goes out.

What is included

  • Print-ready PDF with bleed and crop marks
  • Screen version sized for email and text
  • Feature-sheet back page when the property needs it
  • QR code to your listing page or property site
  • Two rounds of revisions on each flyer

Checked on every piece

  • Sponsoring brokerage name shown on every version, sized to your brokerage's standard
  • Your name as licensed, and team name set the way your office allows
  • Equal Housing Opportunity logo or statement where your brokerage requires it
  • Photographs used only with the rights you have for them

A design check against Illinois advertising rules, Fair Housing guidance and your brokerage's standards. Final approval stays with you and your managing broker.

A quieter way to keep every piece on brand and on the rules.
