Marketing design for Winnetka agents

One of the North Shore's most architecturally significant villages, where lakefront estates and architect-designed homes are sold to a buyer who expects a book, not a flyer.

The market

Winnetka runs along the lake between Kenilworth and Glencoe, with three Metra Union Pacific North stations and small business districts around each. Its housing was largely designed rather than simply built: houses by well-known architects of the early and mid twentieth century, large Colonial and Tudor Revival homes, and lakefront estates on deep lots running down the bluff.

Inventory at the top of this market is thin and the homes are individual. A serious buyer may first meet the house in print or as a digital book, sometimes from far away, before ever walking it. The marketing has to work for someone reading carefully, at a distance.

What sells here

  • Lakefront estates on the bluff
  • Architect-designed homes from the early and mid twentieth century
  • Colonial Revival, Tudor and French Eclectic homes
  • A limited number of townhomes and condominiums near the business districts

What the marketing has to do

  • Full property books with a digital edition for out-of-town buyers.
  • Architect and provenance writing based strictly on documents the seller provides.
  • Private-preview invitations and broker materials with considerable restraint.
