Bound books for exceptional homes

Property books

For the homes that are better understood slowly. A bound book left on the kitchen island, sent to a serious buyer, or kept by the seller long after closing.

Fig.Country estate, elevation study

A property book is the most considered piece we make. It is closer to a monograph than a brochure: a cover with real presence, a sequence of photographs given full pages, short essays on the architecture and the setting, floor plans, and the practical details at the back where a buyer's agent expects to find them.

We plan the book with you after the photography is done. Which rooms get a spread, which details deserve a close crop, what the house is really about. The writing is restrained. A good book does not tell the reader how to feel.

Files are delivered ready for a print-on-demand or offset printer of your choice, with a digital edition for buyers who will not be in Chicago before they make a decision.

What is included

  • Book planning session and page sequence
  • Twenty to sixty page layouts
  • Architectural and neighborhood writing for your approval
  • Cover design and print specification
  • Digital edition for remote buyers

Checked on every piece

  • Sponsoring brokerage identified in the book, not only on a sticker or insert
  • Every claim about the property supplied or confirmed by you
  • Photography and floor plans used within the rights you hold

A design check against Illinois advertising rules, Fair Housing guidance and your brokerage's standards. Final approval stays with you and your managing broker.

A quieter way to keep every piece on brand and on the rules.
