Marketing design for Evanston agents

The first town north of the city line, with a lakefront of large historic houses, a university at its center and a walkable downtown of condominiums.

The market

Evanston sits directly north of Chicago's Rogers Park and has its own downtown, its own lakefront and Northwestern University's campus running along the water. It is one of the few North Shore communities where a buyer can choose between a downtown high-rise, a vintage courtyard building and a lakefront house within a mile.

The housing stock is old and varied. Streets near the lake carry large Victorian, Queen Anne, Prairie and Tudor Revival homes, many with recorded architectural history. Further west, smaller frame houses and bungalows. Several neighborhoods are designated historic districts, which can affect what an owner can change and what a buyer needs to know.

What sells here

  • Lakefront and near-lake historic homes
  • Victorian, Prairie and Tudor Revival single-family
  • Downtown condominiums near the CTA Purple Line and Metra
  • Vintage courtyard buildings and two-flats

What the marketing has to do

  • Property copy that handles architectural history carefully and only states what you can document.
  • A clear transit and location panel, since many buyers compare Evanston directly against city neighborhoods.
  • Separate visual treatments for downtown condos and historic houses so neither looks borrowed.
